Preparation & Education

Getting prepared to make an offer is the first step in the home buying process and we will educate and guide you through each of the steps. From choosing a lender and getting pre-approved for a loan to touring neighborhoods, reviewing market data and deciding which area and housing style is right for your family and your budget, we will be there with you as your trusted guide. We will take the time to get to know you. We are active listeners and will work with you to determine what you need/want in a home and how that aligns with your investment goals.

Home Search Process

We will send you an email directly out of the MLS with details and photos of each new property that meets your search criteria so that you can be confident that you are not missing anything on the market! Behind the scenes, we will be conducting real-time searches of coming soon listings and off-market opportunities within the Compass agent network. We’ll also be physically previewing properties on your behalf to make certain you’re only taking time out of your busy day to see properties that are true contenders. Our consistent focus and streamlined search process ensures that our clients are consistently first through the door on hot new listings!

Market Knowledge & Analysis

Our team has been focused on the Denver residential real estate market since 2005 and has closed almost 600 transactions in all neighborhoods and price points. We don’t rely on the standard zip-code, off-the-shelf analysis tools that all Realtors have in their back pockets. Instead, we have built and maintain proprietary neighborhood-based tools to provide you with the most accurate and up-to-date data available. We will never ask you to simply trust our guts when giving you advice but instead, we will put the data, graphs and analyses in front of you to support all of our recommendations.

Offer Presentation & Negotiation

Once you have found your dream home and determined your offer price with the help of our analyses and experience, we will create your offer package and thoroughly review all contractual deadlines, contingencies, inclusions, exclusions and all details necessary for you to feel comfortable with your offer. We will present your offer package and follow-up with the listing broker to ensure that your offer is received and that there are no questions. If you receive a counter offer, we will advise you on all changes to your offer terms and discuss potential negotiation strategies to get you the house with the best possible price and terms.

Contract Management

The first step of buying a house is getting it under contract, but a lot happens between the contract and the closing table. We will guide you through the entire process and monitor all of your deadlines with our cloud-based project management software which provides you with a behind-the-scenes, transparent view of everything related to your transaction. Should any issues arise during the inspection, title review, appraisal or survey process, we will notify you and have a recommended solution ready for implementation.

Attendance

Attendance sounds like a simple thing, but it’s often the first thing that gets dropped by brokers seeking to limit liability. Our team will not only be present at your showings, walk-throughs and closing, but will also attend your inspections. While inspections will be conducted by your hired experts, we understand that this is a new and confusing process for many buyers and our presence often helps with communication and understanding. By being present, we are well positioned to negotiate on your behalf.

Team Coordination

Having a strong and coordinated team is often the difference between a successful transaction and one that falls apart. We have developed a lengthy database of strategic contacts including lenders, inspectors, surveyors, engineers and contractors. We constantly update not only a short-list of preferred vendors but also a short-list of vendors to avoid. We will coordinate your selected team members to ensure that dates and deadlines aren’t missed and that you receive top notch service.

The Buying Process


Buying a home can seem like an overwhelming and stressful process if you’ve never been through it before or if it’s been a while. Understanding the steps of the buying process upfront, however, can help to ease your fears so that you can focus on the enjoyment of finding a home!

We will guide you through the process and be with you every step of the way preparing you upfront for the process ahead, establishing your list of needs and wants, finding the right home for your family, inspecting the home to ensure there are limited surprises after closing, successfully closing on your home and then navigating future home ownership decisions!




1. Get Prepared

The home buying process begins with education, whether you’re a first-time home buyer or a seasoned real estate investor.

  • Contact a lender to begin the pre-approval process (if you don't have a preferred lender that you already know, we can provide you with a list of lenders for your consideration). Work with your lender to determine how much you can afford and what steps need to be taken to qualify for a loan.
  • Schedule an educational home tour with our team to familiarize yourself with Denver neighborhoods, home styles and price-points to determine what your money can buy.
  • At this point, we will set-up a broad home search and send you daily emails with available homes that meet your broad search criteria. Review photos and details to narrow in on what you like and what you don’t like.


2. Get Focused

Once you’re educated on the market, have a lender pre-approval letter in hand and have a good idea of your ideal home and neighborhood, you’re ready to get serious about finding a house and writing an offer!

  • Work with our team to refine your daily home search based on revised needs and wants that you have gleaned from the education phase of the process.
  • Sell your current house if necessary. Depending on market conditions, you may not be able to write a “real” offer if you have a home to sell.
  • Research home inspectors, insurance providers and contractors to determine who you will hire during the due diligence phase of the contract process so that you are ready to schedule appointments once you have a house under contract.
  • Be ready to see homes on short notice! In a competitive market, it is important to be first through the door when the right home pops on the market!


3. Negotiation and Due Diligence

Once you’ve found the right house for you and your family, we will work together to prepare and present a robust and organized offer package presenting your offer and your team (you, Red Door Properties @ Compass, your lender and your inspector) to increase the odds that your offer gets accepted!

  • Review our quantitative analyses and check your qualitative gut based on the properties that you have seen during your search to determine an offer price.
  • Discuss timing and establish comfortable yet competitive closing, possession and contingency dates.
  • On your behalf, Red Door Properties will submit your offer, an overview of your team, your lender pre-approval letter and any personalized information or materials that will enhance your offer.

Sometimes offers are simply accepted, but in most cases a little back-and-forth can be expected between you and the seller. In competitive situations you and our team will need to be "on-call" to react quickly to direction from the listing agent and seller.

  • Receive a response from the seller. Did the seller accept your offer or did the seller counter your offer? If the seller countered, what are the terms of their counter and are they acceptable to you?
  • We will work with you to determine a negotiation strategy to arrive at the most ideal price, terms, dates, inclusions, exclusions, etc. that are best for you and also acceptable to the seller.

In Colorado, real estate contracts are written to protect the buyer. You will have ample time to conduct inspections, review documents and work with your lender to make certain that the transaction can be completed to your satisfaction.

  • Our team will monitor all dates and deadlines to ensure nothing gets overlooked!
  • Thoroughly investigate the home, lot and neighborhood. This is your time to really 'kick the tires" for anything and everything that is important to you. Hire professionals to inspect and survey the property. You should also take the time to personally drive the neighborhood, measure for furniture placement, visit the local school, etc. … check out whatever is important to you!
  • Contact your preferred property insurance provider to get property insurance approval. Make sure rates and terms are acceptable to you.
  • Work with the title company to review title documents and ensure that the property is unencumbered.
  • Coordinate with your lender to order an independent appraisal of the property. For most loans, the appraised value of the property needs to meet or exceed the contract price.
  • Provide your lender with all requested documents to verify your financial history and expedite the underwriting process. Review the final loan commitment to ensure that all terms, fees and rates are acceptable.
  • Prepare for your move!


4. You’re Home!

Once you have successfully completed the due diligence phase and have received both a title commitment and a loan commitment, you’re ready to close on the property!

  • Meet our team at the home to conduct a final walk-through to ensure the general condition of the property has not changed.
  • Bring a valid photo ID and required funds to closing. At the closing, you, the seller, brokers on both sides and the closing agent will sign a ton of documents. The closer will facilitate the closing process.
  • Transfer utilities into your name and get your keys! You’re a home owner!!!

The most important part of the home buying process is home ownership. Once you’re an owner, you need to responsibly maintain your property (even if it's brand new), select renovation projects wisely and keep all documents safe and organized. You will ultimately sell this property and the choices you make during your ownership period will directly impact the return on your investment. Your relationship with Red Door Properties will not end at the closing table … we will be here for you throughout your ownership period to provide you with market data, vendor contacts and advice so that you can make smart decisions to realize the full potential of your real estate investment.
